§ 52-152. Monuments and markers.

  • (a)

    Monuments shall be of stone, or reinforced concrete, precast or poured in place, set in such a manner that they will not be moved by frost. They shall be marked on top with an iron or copper dowel set flush with the top of the monument or deeply scored on top with a cross.

    (b)

    Markers shall consist of iron pipes or steel bars at least 24 inches long, and not less than three-eighths inch in diameter.

    (c)

    Monuments shall be set:

    (1)

    Marking the external boundaries of the tract to be subdivided at the following corners or points:

    a.

    At all corners;

    b.

    At each end of all curves and at the point where a curve changes its radius;

    c.

    At all angle points in any line;

    d.

    At all angle points along a meander line, the points to be not less than 20 feet back from the normal water elevation of a lake or from the bank of a stream.

    When such corners or points fall within a street, or proposed future street, the monuments will be placed in the right-of-way line of the street.

    (2)

    Internally monuments shall be placed:

    a.

    At the opposite extremities of the property platted;

    b.

    At all block corners;

    c.

    At each end of all curves, and at points where a curve changes its radius;

    d.

    At all angle points in any line.

    All lots must be monumented with two or more monuments.

    (d)

    Markers shall be set:

    (1)

    At all points where lot lines intersect curves, either front or rear;

    (2)

    At all other lot corners not established by monument.
